Property searches

When you buy a property your solicitor will arrange for a rights of way search to be carried out. There are different types of searches – please consult your solicitor about this. Please also bear in mind that public rights of way are not always obvious on the ground.

When the property changes hand, any rights of way will are not affected. They remain a legally recorded public highway. If land is subject to development, a legal Order may be made as part of the planning permission. This may change a right of way.

Searches can also be carried out to check whether a property is on or near registered common land or a town or village green. Again, you should consult your solicitor about this.

When contacting us, please include a plan indicating clearly which land you would like us to search.

Both types of searches cost £25.20 (inc VAT) each and can be paid for by cheque or online.
